Overview

FourT Realty, LLC is a real estate investment and asset management firm located in Austin, Texas.  Started in early 2010 by a father daughter team, Tom and Taylor Terkel, FourT Realty seeks value-add investment opportunities in central Texas retail projects that create sustainable business marketplaces which can deliver reasonable investor returns without reliance on market appreciation.


PROJECT OBJECTIVES: FourT identifies retail assets that are i) underleased, either by virtue of vacancy or rental rates, ii) in submarkets that are stable to upwardly trending – ideally areas on the verge of rejuvenation, or iii) in need of updating, or some other rehabilitation. We underwrite a stabilization period of two to three years, accepting modest returns in the short term for solid long term results.


GEOGRAPHIC FOCUS: FourT focuses within central Texas with particular emphasis on modest trade area demographics and stable or established retail submarkets. We believe that Austin will continue to grow substantially, perhaps even continue to double in size every 20 years, and that well located and actively managed retail projects will appreciate substantially in value over the next ten years.


WHICH PROJECTS: FourT focuses on corner locations in established sub markets which can provide essential neighborhood services and goods to the surrounding neighborhoods. Co-tenancy, curb cuts and access, building orientation, depth and visibility – all of these components are critically important to a successful retail center.  FourT can control these variables through our acquisition criteria and our involvement in the selection and placement of tenants.  Well conceived, well executed and well located retail projects weather economic downturns far better than other asset classes which are more susceptible to market fluctuations.


HOW WE DEFINE SUCCESS: When we create successful retail and service business environments that deliver dependable annual returns in the low double digit range, we have been successful. We focus on the stability and the success of our tenants which leads to reliable cash-on-cash returns for our investors.
